Project Ovation at Park Crest, McLean, VA
Challenge
Ovation at Park Crest is a premier property in a competitive housing market in the McLean area of VA. The project aimed to update the amenities and maintain its stellar reputation in the area. Hence the renovation challenges would be geared at completing high end finishes that would be executed in a timely and functional manner. With the property boasting 18 floors and over 280 units, Ovation at Park Crest would have several challenges. The scope of the renovation involved updating the lobby and amenity areas of the property, including a club lounge, co-working space, locker room area, game lounge and management offices. The 18 floors of the living unit hallways would also be updated, and the shared outside space would undergo an extensive face lift. Managing the tenant flow along with the phased work would be the biggest challenges on this project.
Solution
Using our experience in heavy foot traffic spaces and working with the goal to keep occupied areas functional, we were able to devise a process that would keep enough spaces useable for a demanding tenant group, but also allow us to complete the major updates required. The project was broken into phases that allowed enough work to happen to keep productivity high, tenant fatigue low and everyone could see the final goal coming together throughout the process. The challenge of working on occupied tenant floors was managed by extensive co-ordination and communication, built into a detailed schedule and phasing plan. The high level of finishes on this project in particular required strong quality control, beginning with the submittal process, right through to punchlist and turnover. Custom lighting, millwork, metals, specialty glass and high-end tile finishes all came together with some modern amenity updates such as an specialty made indoor fireplace, arcade games and a custom built golf simulator to make this property a premium, desirable living space.
